The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. We maintain a database of properties available to rent, and of prospective tenants and their requirements. As properties become available, our first action is to contact waiting tenants on the database, whose requirements match the property. It is wise to start looking about a month before you wish to move, as the properties in the most desirable locations are viewed and reserved quickly. Typically, properties to rent become available about two months before occupancy date. We will hold your details and requirements to enable us to find you the right property. If you subscribe we will send you our weekly list of available properties. Our tenancies are granted for a minimum term of 6 months, which may be renewed if all parties are in agreement.

All of our managed properties are Gas Safe certificated, and inspected for electrical safety and furniture fire safety.
All Tenancy Deposits (Bonds) are held in accordance with the Deposit Protection Regulations.
Before we arrange your viewing we are required to register your full details. Our landlords expect us to prequalify any potential tenant. We accompany all viewings in order to meet the prospective tenants, and to establish a one to one relationship. This will be arranged at a time to suit you and could be daytime, evenings or weekends, subject of course to the landlords permission. At this point general details and requirements can also be established, such as the term of the letting, date of proposed occupation and due dates of outstanding costs, e.g. full deposit and first rental payment. Should you require immediate occupation of a property, please contact us and we will be happy to discuss this possibility on certain properties.
Once you have decided on a property, you will need to reserve it by paying a holding deposit (aka reservation deposit), The amount taken as holding deposit varies from property to property, depending on the rent amount, the holding deposit will be equivilent to one weeks rent, example, Rent of £500 per month, holding deposit will be £115.00, this will hold the property for you subject to contract and satisfactory references. However, this does not in any way form a contract or any obligation upon us or the landlord. At this stage, we will advise other interested parties that the property is under offer. If satisfactory progress has not been made after 15 calendar days, due to your delay, then we may re-market the property. In this instance you would forfiet your holding deposit. The only other reason that we would retain the holding deposit is if we are given misleading information on the application form, or, if you decide against proceeding with the tenancy.
In order to successfully complete your application and prior to any Tenancy commencing, we will require proof of residency and proof of identity (photographic ID) for each Tenant. (Proof of residency can be a utility bill which is less than 3 months old. Proof of identity can be a passport, identity card or a drivers licence). If you smoke or have pets, please check the Landlord will accept you as a tenant before making an application. Assuming that the tenancy goes ahead, the holding deposit will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be refunded in full.
Any detrimental or false credit information may adversely affect your application and you will forfeit your holding deposit. When completing the application form, please ensure that you provide telephone numbers and email addresses of all referees as this will help speed up the process. Failure to complete the application in full at the outset will result in delay in processing. The information we obtain may be discussed and shown to the Landlord, so they can make a final decision on your application.
A tenant assessment for each person over the age of 18 will be carried out. Normally this will include contacting current employer and any former landlord etc. In addition, a credit check will be undertaken. Reference checking normally takes 3-5 days but may take longer if there is difficulty in contacting people on the form. You would be advised to let people know that they may be contacted for a reference.
Please be advised that your annual income needs to be at least 2.5 times the annual rent in order to comply with the referencing criteria. Different rules apply with Housing Benefit, so please discuss your situation with our administration team if you have any queries.
Please Note: Where a tenant is unable to meet the required income or credit checks, in some cases the tenant may have a guarantor agree to underwrite any rent liabilities and the criteria for the guarantors income would be 3 times the annual rent. Please contact us for further information.

Payment of £50.00 inc vat if you want to make changes to the tenancy agreement
Payment of interest for the late payment of rent at a rate of 3% above Bank of England base rate
Payment of cost of any replacement keys/fobs/locks/security devices and up to £15.00 inc vat per hour of our time taken dealing with this
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

Communications - telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Other permitted payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
